Adapting to Clear Cooperation – How Cascade Hasson Sotheby’s Advisors Are Navigating Change with Confidence

by Gary Nolan

In a fast-evolving real estate landscape, Cascade Hasson Sotheby’s International Realty is leading with clarity, agility, and integrity. As the industry wrestles with Clear Cooperation policy shifts and mounting regulatory scrutiny, CEO Steve Studley isn’t sugarcoating the challenge—but he’s equally quick to highlight how the brokerage is leaning in, not backing down.

“Adaptability is the hallmark of great advisors,” Studley said during a recent company-wide meeting. “And what I’ve seen from our team over the last year—first with buyer services agreements and now with Clear Cooperation—is exactly that: adaptability.”

Clear Cooperation, implemented by the National Association of Realtors (NAR), requires listings to be entered into the MLS within one business day of public marketing. But now, a new layer of complexity has arrived. As of March 25, 2025, sellers will have multiple listing options, including a new category: delayed marketing exempt listings. This change allows sellers more flexibility in timing, but also introduces more variables in compliance, syndication, and transparency.

Studley acknowledged the tension, especially with differing viewpoints around office exclusives and pocket listings. But he didn’t flinch from the legal and ethical considerations: “This isn’t just about what’s technically allowed. It’s about what’s right for the consumer. We want to give them choice—but we’re also going to lead with integrity.”

To that end, Cascade Hasson Sotheby’s is working in close partnership with Anywhere Real Estate Inc., one of the largest full-service residential real estate services companies in the U.S., and Peerage Realty Partners, a private investment firm that partners with leading luxury brokerages across North America. Together, along with seven different MLS boards, these organizations are aligning on best practices, legal compliance, and forward-thinking technology solutions. A proprietary platform is currently in development—designed to enhance listing visibility while honoring seller preferences and staying ahead of evolving industry regulations.

“We’re not waiting around for someone else to solve this,” Studley said. “We’re building the tools we need now, so our advisors can lead with confidence tomorrow.”

He emphasized that this shift—like those before it—requires more than just compliance. It requires understanding. “Our advisors will be able to speak intelligently about this, as our clients expect answers grounded in trust and clarity.”

As real estate advisors prepare for the September 30, 2025 implementation deadline, Cascade Hasson Sotheby’s is committed to supporting its team every step of the way. From in-house training to refined disclosures and technology rollouts, the company is showing what true leadership looks like in uncertain times.

That leadership is being recognized. Cascade Hasson Sotheby’s International Realty is ranked #1 in Oregon by Sales Volume, according to Real Trends Verified. It’s a reflection of the company’s trusted advisors, client-first approach, and relentless drive to set the standard—especially when the rules are changing.

“One of the biggest advantages for a consumer working with our advisors,” Studley said, “is their ability to educate, guide, and advocate with clarity. That’s where we stand apart—and it’s what we do best.”
