<p>A building inspector has the right to require you to halt and reverse your remodel if you are found to have unknowingly violated any building codes. You will then be required to get the necessary permits and correct any unsafe work, usually at a higher rate than if the proper permits had been obtained in the first place.</p>

<p>Trying to sell a property in today’s market that has been remodeled without permits is a property disclosure item and will likely be required to be corrected prior to the sale closing. Trust me, it’s a huge hassle to go through this process retroactively!</p>

For some this may mean getting back into a school routine with the kids or pruning and winterizing our gardens, and for others it may simply be an acknowledgement that the weather is getting cooler and slightly wetter and the days are getting shorter, but none the less, it is a transition for us all. In times like these, it is helpful to remember that we are adjusting ourselves to the rhythm of life. If you find yourself feeling overwhelmed with what it means in your life, you may want to simplify things. Try going to bed earlier for a change. The extra rest helps the body and mind to handle the new schedule that come with the seasonal changes. It is amazing how our busy culture undervalues REST! Take more off of your social calendar for a little while and spend some quality time with yourself. There will always be &#8220;something&#8221; to do or &#8220;one more thing&#8221; that needs your attention. You can go back to the busyness of all of it when you have found some inner quietness. If you find yourself manic in the morning getting children ready for school before you need to head out the door to work, then try laying out clothes the night before for the kids (and you!) and making school lunches. This will help to ease the morning routine a bit and take out the questions of &#8220;what to eat and what to wear?&#8221;. If  winterizing your yard and planting fall crops is where you are focused, then take the approach of doing a little each day, or spread the work out over the next month by making a plan for a few weekends. An all or nothing approach can be self defeating and stressful if &#8220;you can&#8217;t get it all done&#8221;. Enjoy the last days of summer as they slip into autumn, and remember to have FUN in the midst of all the work and planning. With a little foresight, flexibility and balancing of play and work, you will be able to find your rhythm!</p>

For example, Fannie Mae and Freddie Mac are trying to liquidate its  REOs, the National Mortgage News reports. By the end of 2010, Fannie Mae  was authorizing lenders to offer the HomePath program for Fannie Mae  REOs. In the program, which is available to individual buyers and  investors, home buyers do not need perfect credit and can put down as  little as 3 percent of the property price, qualifying for a loan up to   97 percent of the purchase price. Wow! Some cities are coming up with their own programs to stimulate sales. JPMorgan Chase recently teamed with Detroit city officials to offer down payment assistance to police officers and city employees who purchase a vacant home in the  city over the next two years. Include children in the process of creating the budget to teach  them responsible money management. 3)<strong>Shop with a list</strong>- You are much more likely to stick to it, if you have written it down and you know what you need to buy. 4) <strong>Know what your child&#8217;s school allows</strong>-. Schools will often provide parents with a list of required items for  the school year which can help determine what you need to purchase.  These lists are also available at many retail stores and on school  websites. Additionally, many schools have specific dress codes, so keep  these restrictions in mind before spending money on clothes the school  may not allow. 5) <strong>Check for refund and exchange policies.</strong> Be sure you can exchange or  return items purchased during this time period. Keep in mind some items  may be non-refundable or have restocking fees associated with a return.</p>
